01 / PROJECT OVERVIEW

THE PROJECT

KGK Scaffolding was entrusted with delivering an extensive scaffolding and access package at Counting House, Hay’s Galleria — one of London Bridge’s most distinctive Grade II listed landmarks.

Originally constructed in the mid-19th century as part of the historic Hay’s Wharf complex, Hay’s Galleria is a Grade II listed Victorian landmark and one of the most distinctive buildings around London Bridge. Its imposing warehouse architecture, historic brick façades, arched openings and later glazed barrel-vaulted roof create a striking combination of London’s industrial heritage and modern design.

Located beside the River Thames, the project required careful planning to provide comprehensive access across multiple building elevations while maintaining safe movement around entrances, pedestrian routes and restricted areas.

Full-height, fully boarded independent scaffolding was erected around the building to provide continuous and reliable working platforms for the external refurbishment works. The scaffold also extended into narrower areas between adjoining structures, requiring the installation to be carefully adapted around the historic architecture, existing building configuration and limited available space.

Extensive fire-retardant Monarflex sheeting was incorporated to provide containment, weather protection and improved control of dust and debris throughout the works.

Working on such a recognisable and architecturally significant London landmark added another level of complexity to the project, requiring a high standard of planning, protection and execution throughout.

02 / SCOPE OF WORKS

The project included:

  • Controlled separation between construction activities and surrounding public areas

03 / REQUIREMENTS & CHALLENGES

The project was located within a busy central London environment where available space around the building was limited and pedestrian, vehicle and building access needed to be carefully maintained.

Several elevations were positioned alongside narrow service routes and constrained passages between adjoining structures. This required the scaffold arrangement to be carefully planned around the existing building geometry while still providing practical working access to the façades.

The prominent public location also required careful consideration of the areas beneath and around the scaffold. Entrances, gateways and pedestrian routes remained key considerations throughout the installation, with suitable protection and segregation arrangements incorporated where required.

04 / PROJECT OUTCOME

KGK successfully delivered a substantial and carefully coordinated scaffolding package providing comprehensive access across the Counting House elevations.

The completed scaffold provided safe and practical working platforms for the external refurbishment programme while accommodating the restricted site conditions, existing access routes and surrounding public areas.

Through a combination of fully boarded access scaffolding, fire-retardant Monarflex containment and carefully planned protection arrangements, KGK delivered a dependable access solution suited to the demands of a large-scale refurbishment project at Hay’s Galleria, one of London Bridge’s most distinctive historic landmarks.
